Key terms explained
Plain-language explanations of the key terms in New Obour City.
What is تقنين (legalization)?
Taqnīn (legalization) is the process of regularising the status of land holders in New Obour City and listing their names in the official registers, ahead of settling their status. You can search your name in the legalization registers on this site to see whether it appears. Official procedures and final figures are confirmed by the relevant Authority.
What is the difference between تقنين and تخصيص?
Takhṣīṣ (allocation) is the assignment of a specific plot to an owner by the Authority. Taqnīn (legalization) settles the status of someone already holding land and lists them in the official registers. In short: allocation starts with the Authority granting a plot; legalization regularises an existing situation. For exact details, consult the relevant Authority.
What is تصالح (reconciliation) and how is it calculated?
Taṣāluḥ (reconciliation) settles the financial dues on a plot to regularise its status. It is computed from the area difference between your area after deduction and the standard plot area (buying the shortfall or selling the surplus), plus utilities, the administrative fee and the ownership-transfer fee — then split across a down payment, a completion payment and three annual instalments. You can estimate the cost with the reconciliation calculator. Figures are indicative, not an official statement from the City Authority.
What are the building conditions in New Obour City?
Building conditions define the permitted building ratios, heights and setbacks for each land-unit type. See the building-conditions page on this site for the details per unit.
